Everest Senior Living is a senior housing investment and management company that strives to create long-term value for our investors and shareholders through investing in senior housing assets in the U.S

Everest Senior Living (previously known as Pacific Partners Senior Living) was founded in 2022 and is currently headquartered in Alhambra, CA.  Since 2009, the partners have completed commercial real estate transactions in excess of $3 Billion.  With a combined experiences of over 40 years, the Everest Senior Living Partners and its affiliates are able to leverage their relationships in the industry in order to identify and acquire underperforming senior housing assets.

In 2023, Everest Senior Living formed its management arm, Everest Senior Living Management Inc., to create a new senior housing management business model.  As an owner/operator with hands on approach, Everest Senior Living Management is able to manage communities at a much higher efficiency.  We then use our experience and knowledge to unlock properties' true value and generate above market return for the investors.

Everest Senior Living currently has approximately $200 million in assets under management in California, Arizona, and Florida

Historically, Senior Housing has outperformed all other commercial real estate product types, even during a recession.  This is mainly due to its need-based rather than a want-based characteristics. Recent COVID pandemic and potential upcoming recession create an opportunity for Everest Senior Living to identify and acquire underperforming senior housing communities and ultimately make them prosper once again.

We are specialized in identify and create values from assets that are under performing properties due to multitude of reasons such as lack of management oversight, ownership illiquidity, short-term economic instability etc. By taking a long-term approach and using our model to carefully assess every possible risks for each investment, we have proved the downside risks can be minimized while achieving above market returns.

Our Senior Housing Investment Philosophy

The COVID pandemic and inflation have disrupted the senior housing industry entirely, and the traditional bigger is better, cookie cutter and one size fits all management style no longer work well for senior housing industry.  We believe each community should provide different services and activities which tailored to residents’ specific needs based on its demographic and location.  In addition, corporate operation teams should be spending most of their time on-site visiting residents and local staffs, rather than treating senior housing communities with an algorithm or like it’s just another investment.  At Everest Senior Living, we believe that if we focus on our staffs and residents, success will come.
